The National Bank of Costa Rica sells this property based on the P-0 plane, which is registered in Register and related to this property, as well as with the 214-61101005101600-2023-R approved by the Ing. German Barrantes Elizondo and the sales poster. It is reiterated that the property has translating problems with an approximate 73,000m2 involved. It is not certain of the correct location of the estate 6-30858 (end of the good), therefore there is no certainty of the transfer with the good of the bank. Before the submission of the offer, the prospective awarde shall request the executive of the sale of goods the topographic reports where the topographical situation of the good is widely described, and with the signature and acceptance of the present sales poster gives the consent that it made and releases the National Bank and its officials in charge of any future claim, so that the National Bank through the topographic reports IT01-LEV_BT7235-1 and IT01-2CT_Ber

The property is located in a cataclysed area: According to the Catalan map the property has inconsistency 9, which means that there is an incongruity between the district in which it is physically 02 Tarcoles and the district indicated in its register seat 01 Jaco.. The 11 translapes are not reported in the catastral certification, that there is an error of location of the estate and is misconformed.


The buyer accepts the land and the linens with the measures indicated in the sales poster, which are indicated in the above-mentioned valuation of the property and without topographic demarcation according to the plane demonstrated and to what indicates the study of the National Register, any existing accommodation difference against the field check, will be at the discretion of the buyer to perform the legal procedures for its replacement or rectification. The National Bank does not guarantee public services in the property or access to them. In the light of the above, the offeror shall inspect the property and consider it necessary, undertake the corresponding studies to ensure its physical use, in addition to making consultations with the relevant municipalities and public bodies to ensure its use of land and public services, as necessary, as well as construction permits, if required.

The property is sold in cash or with financing using restrictions (respecting the policies and procedures of the Banco Nacional de Costa Rica) , in the sense that the client must be subject to credit and the guarantee(s) that support the financing must be entirely satisfied with the Bank. In the event that the property for sale is not suitable to be taken as a credit guarantee, the bank may apply for additional or independent guarantees to the property for sale that are in full satisfaction of the Bank to be able to support the credit, in the event that the security right is a property, the prospective award shall incur the costs of the valuation of the property.
