The property is located right in front of the best canopy of Guanacaste, Congo Trail Canopy () (with quadricycle options (ATV), horse riding, animal sanctuary, etc.). Tierra Tica is located on National Route 911 with a 268 m street front (this section of the road facing the property is known as Monkey Trail). On the property and the surrounding mountains there is an opportunity to observe wildlife. At the bottom end of the property pass the Tule Quebrada that joins the Espavel River to 200 m. The Tule Quebrada has run for most of the year and in it you can fish small fish or even refresh yourself at the peak (See videos). This quebrada crosses the property at its lowest point in a small section without affecting the property or projects to develop and does provide a very beautiful natural environment either for recreational purposes of future owners or providing greater visual beauty and freshness to a housing or tourist development project (see map Mosaico Registral and the catastrado plane). In no case does the Quebrada Tule or the Espavel River present any risk of flooding or affectation of Tierra Tica (name with which the farm is known).
