Property Description:

This 50 hectare (123.5 acres) Teak Farm is located on rolling land, laced with streams, borders the Rio Anton, and is 3.5 km from the Interamerican Highway at Anton in Coclé Province. The farm is in cattle and fruit tree country. This farm was started 12 years ago with fifty thousand teak saplings, and has been carefully cultivated since. By the end of 20 to 25 years (8 to 13 years more), with thinning and natural attrition, there will be at least 25,000 full grown teak trees ready for harvest with a value conservatively estimated at $100 apiece, or $2.5 million. In the meantime, those branches pruned of 1 inch or more in diameter are sold as stakes to farmers growing vine products at 50 cents apiece, and those logs of 2.2m in length, harvested from thinning, sell for $1 to $8 apiece, depending on their diameter. The farm is registered as a reforestation project with INRENARE, now ANAM, Panamas National Environmental Protection Agency, and has all the tax advantages that go with that status. After harvesting the trees, the land lends itself to running cattle, growing fruit trees (cashew, citrus, avocado, mango, etc.), or to parcelization for housing. The selling price is only $2 million, a great investment opportunity. In 8 to 13 years the trees should be worth at least $2.5 million, and you will still own the land. Buy the land, or the corporation that owns it. |
